NAJA Capital LLC is a financial advisory and investment platform organized in the State of Delaware in 2024. The firm works on the structuring, underwriting and governance of Opportunity Zone and real estate investments, on financial advisory for small and mid-sized businesses, on cross-border capital structures connecting Latin American investors to U.S. assets, and on free financial education.

Where the firm stands today

NAJA Capital LLC was organized in the State of Delaware in 2024.

NAJA Capital is in its formation stage. No investment vehicle has been formed and no third-party capital has been raised to date. The firm manages no client assets and holds no assets under management.

Two things exist today. The first is a documented methodology, described on the How We Work page, consisting of standardized instruments the firm applies consistently rather than rebuilding for each engagement. The second is a free financial education program: ten downloadable tools and a library of educational articles, published on this site and available to the public at no cost.

The Opportunity Zone and real estate investment activity and the cross-border capital structuring activity described on this site are the firm’s intended lines of activity. They are planned and have not yet launched. Where this site describes something the firm intends to do rather than something it does today, it says so in those words.

The firm’s geographic strategy is staged: Delaware first, then New Jersey and New York, then broader multi-state activity.

NAJA Capital is not registered as an investment adviser or as a broker-dealer, and nothing on this site should be read to suggest that it is.

Why the platform exists

Institutional capital is disciplined because it can afford to be. It has reporting systems, investment committees, valuation frameworks and people whose job is to ask uncomfortable questions early. Small businesses rarely have any of that, not because the discipline is complicated, but because the people who practice it are expensive.

That gap has two consequences. Good businesses fail for reasons that were visible in the numbers months earlier. And capital that would have been deployed into underserved communities is not deployed, because the businesses there are not investment-ready and no one has helped them get there.

NAJA Capital is organized to work on both sides of that gap: making capital available, and making businesses ready to receive it. The educational side of the platform is free and is intended to remain free.

Naiff Jorge Abrão, Founder and Chief Executive Officer

Naiff Jorge Abrão is the founder and Chief Executive Officer of NAJA Capital. He has more than fifteen years of experience in private equity, real estate investment and the management of portfolio companies.

He began his career in private equity at Pátria Investimentos, a Latin American alternative asset manager, where he worked on post-investment monitoring, valuation and audit processes, and financial control at portfolio companies.

At MetroFit, a self-storage platform, he served as Head of Finance and Business Development, working on financial modeling, due diligence and transaction execution.

At GoodStorage, a real estate platform, he served as Head of Finance and Investor Relations. He oversaw finance across the platform’s legal entities, led the implementation of an Oracle Fusion enterprise resource planning system, and built the reporting infrastructure used by the platform’s institutional shareholders.

He holds a bachelor’s degree in Business Administration from the Universidade de São Paulo (FEA-USP) and a bachelor’s degree in Accounting Sciences from the Universidade Cidade de São Paulo (UNICID). He completed the Americas MBA, a joint program of FIA in Brazil, Simon Fraser University in Canada, ITAM in Mexico and Vanderbilt University in the United States. He is registered with the Conselho Regional de Administração de São Paulo (CRA/SP), is a member of APIMEC, and is an associate member of the Urban Land Institute.

The positions described above were held before the founding of NAJA Capital. The companies named are former employers. None of them is a client, partner, investor or affiliate of NAJA Capital, and none of them endorses the firm.

Principles

  • Free means free. The resource library and the education hub require no payment and no consultation.
  • Structure before optimization. A compliant structure that returns less is preferable to an aggressive one that unwinds.
  • Numbers that can be defended. A conservative projection with stated assumptions is worth more than a large one without them.
  • Community terms are part of the structure. Local hiring, affordability provisions and honest impact measurement are structuring decisions, not marketing.
